Mortgage pre-approval is the process where a lender reviews your credit, income, assets, and debt to determine how much home you qualify to purchase. For first-time homebuyers in Central Arkansas, pre-approval is the single most important first step in the home buying process — it tells you what you can afford, shows sellers you're a serious buyer, and gives you the confidence to move forward with clarity instead of guesswork.

Let me paint you a picture.
You've been scrolling Zillow for six months. You've saved your favorites. You know exactly which neighborhoods you love in Bryant and Maumelle. You can picture the kitchen, the backyard, the quiet street where your kids ride their bikes.
And then someone asks you: "Have you been pre-approved?"
If the answer is no — everything else is just a dream. A beautiful one, but a dream.
Pre-approval is where the dream becomes a plan. It's Step 1 on the road to ownership, and it's the step that changes everything — because once you have it, you're not a renter browsing the internet anymore. You're a buyer.
Let's talk about what that actually means.
This is one of the most common points of confusion I walk buyers through, and I want to clear it up right now.
Pre-qualification is a quick, surface-level estimate. A lender asks you a few questions about your income and debts, runs a soft credit check, and gives you a ballpark number. It takes maybe 10 minutes and carries very little weight with sellers.
Pre-approval is the real thing. A lender pulls your full credit report, verifies your income with pay stubs and tax returns, reviews your bank statements, and issues a formal letter stating exactly how much they are willing to lend you. It takes a little more time and a little more paperwork — and it is the document that makes sellers take your offer seriously.
When I'm submitting an offer for a client in a competitive market, a pre-approval letter is non-negotiable. It tells the seller: this buyer has been vetted, their finances have been reviewed, and they can close.
That's the difference between a dream and a deal.
I want to walk you through this step by step because the unknown is usually what stops people from starting.
Step 1 — Choose a lender. This doesn't have to be your personal bank. In fact, I always encourage my clients to shop at least two or three lenders — a local bank, a credit union, and a mortgage broker — to compare rates and fees. For veterans, I specifically recommend lenders with strong VA loan experience.
Step 2 — Gather your documents. Your lender will typically ask for your last two years of tax returns, your last two to three pay stubs, two to three months of bank statements, a valid government-issued ID, and your Social Security number for the credit pull. If you're self-employed, they'll want additional documentation of your business income.
Step 3 — Complete the application. Most lenders now offer online applications that take 20–30 minutes to complete. Be thorough and honest — accuracy here protects you later.
Step 4 — Wait for the decision. Pre-approval can come back in as little as one to three business days with most lenders. Some can turn it around same day.
Step 5 — Receive your pre-approval letter. This letter will state the loan amount you're approved for, the loan type, and the expiration date — most letters are good for 60 to 90 days. Now you're ready to shop.
That's it. Five steps. And most of them can be done from your phone.

Here's something I always make sure my clients understand.
Your pre-approval amount is the maximum a lender is willing to give you. It is not necessarily the number you should spend.
Just because a lender approves you for $280,000 does not mean a $280,000 mortgage payment fits comfortably in your life. I always encourage my clients to think about what monthly payment feels right for their household — not just what they qualify for on paper.
Pre-approval also doesn't lock in your interest rate. That happens later, during the loan process, when you officially lock your rate with your lender. Rates can shift between pre-approval and closing, which is why timing matters.
And pre-approval is not a guarantee of final loan approval. Once you're under contract on a home, the lender will go through a full underwriting process — verifying everything again, ordering an appraisal, and reviewing the property itself. Pre-approval gets you in the game. Underwriting gets you to closing.
Here's what I see happen without pre-approval.
Buyers fall in love with a home, make an offer, and then find out their finances don't support the purchase. Or they find out they needed three months to clean up a credit issue before they could qualify — time they didn't know they needed.
Pre-approval removes those surprises. It tells you exactly where you stand before you ever walk through a front door. It gives you a clear budget, a clear timeline, and a clear path forward.
And for first-generation homebuyers, for veterans coming off active duty, for families in Little Rock and Sherwood and Jacksonville who have been renting for years — that clarity is everything.
You cannot plan a journey without knowing your starting point. Pre-approval is your starting point.
I say this to every client who comes to me nervous about this step.
The pre-approval process is not a judgment. It is not a test you can fail. It is information — and information is power.
Maybe you get pre-approved for exactly what you hoped. Maybe you find out you need 60 days to pay down a credit card before you qualify for the rate you want. Maybe you discover a VA benefit you didn't know you had that changes your entire financial picture.
Whatever the pre-approval reveals, you are better off knowing. And I will be right there with you to help you understand what it means and what comes next.
